Accessibility Statement

Introduction

Briscoe Lodge is a Visit Britain 3 Star guesthouse and self catering business.

The guesthouse has 3 double en-suite rooms available for let on a nightly basis and there are 2 self catering apartments located to the rear of the guesthouse that sleep up to six people available to rent on a weekly basis.

Due to the physical design and layout of the guesthouse and self catering apartments accessible facilities are limited as outlined below.

Pre-Arrival

Prior to arrival bookings and enquiries can be made by telephone, fax or directly via our website. Our website is fully compliant with accessibility regulations. Public transport is readily available to and from both the guesthouse and the self catering apartments. The main combined train and bus station with taxi rank is about half a mile away at the top of a small hill - some local taxi operators have vehicles adapted to accommodate mobility equipment. Buses run and pick up/drop of regularly throughout the area.

Briscoe Lodge is situated in the town of Windermere. The nearest large town is Kendal, 9 miles away, which can be easily reached by train, bus or car. Kendal has a mobility equipment hire shop but Windermere does not.

Arrival & Parking

There is no dedicated parking for the guesthouse but secure and free on road parking is generally available outside the guesthouse and there is a pay and display car park approx 200m away.

The self catering apartments have dedicated on site parking.

Main Entrance & Reception

Access to the guesthouse main entrance is via a tarmac pavement with a 6 inch curb, through a 36 inch wide garden gate and 3 steps approx 6 inches deep and through a 34 inch wide front door. Outside lighting is available at the entrance. The guesthouse reception area is well lit with a flat and polished surfaced hallway.

Access to the self catering apartments is via a gravelled road with a 4 inch curb, through a 30 inch wide gateway. One apartment is on the ground floor with a 30 inch wide door, the other apartment is on the second floor with a 30 inch doorway. Outside lighting is available. There is no separate reception area for the self catering apartments.

Public Areas – Halls, Stairs & Landings

The guesthouse hall has 15 x 34 inch wide and 8 inch high carpeted stairs leading to the first floor and guest bedrooms. A handrail is available. It is well lit. The second floor self catering apartment also has 15 x 34 inch wide and 6 inch high carpeted stairs leading to it. A handrail is available. It is well lit.

Landings/hallways in both the guesthouse and self catering apartments are flat and carpeted. Both are well lit.

Public Areas – Sitting Rooms & Lounges

The public lounge in the guesthouse is flat and has a vinyl surface and access is through a 27 inch wide doorway. The public area is relatively small, contains tables, chairs and sofas therefore it has limited manoeuvrability for mobility vehicles. It is well lit. The public area also serves as the breakfast room.

There are no public areas in the self catering apartments.

Dining Rooms

The layout of the guesthouse breakfast room is outlined above.

Dining areas in both self catering apartments are of reasonable size and contain table and chairs. The upstairs apartment's dining area is carpeted, the ground floor apartment's dining area is laminated and located in the main kitchen.

Guesthouse Treatment Room

Briscoe Lodge Guesthouse has a massage facility located on the second floor which is reached by climbing 15 x 34 inch wide and 8 inch high carpeted stairs and entering a room with a doorway width of 31 inches. There are no treatment facilities in the self catering apartments.

Bedrooms & Sleeping Areas

All bedrooms in the guesthouse are double/twin en-suite and situated on the first floor. They are accessed through 27 inch wide doorways and the flooring is level and carpeted throughout. They are will lit. The dimensions of one room (Ennerdale) are small and considerably limit manoeuvrability. See also the next section on Bathrooms, shower rooms & WC.

Bedrooms in the ground floor self catering apartment are accessed via two 5 inch steps and 27 inch wide doorways. The master bedroom is a double room and the smaller bedroom contains bunk beds. Both are level and carpeted.

Bedrooms in the second floor apartment are accessed through 27 inch wide doorways. The first bedroom is a double and the second bedroom is a twin and has additional 2 x 5 inch deep steps to its entrance. Both rooms are level and carpeted and well lit. Both self catering apartments have a pull out double bed sofa in the living room.

No provision for accessibility has been made in any of the above bedrooms.

Bathroom, Shower Room & WC

Each bathroom in the guesthouse is accessed via 26 inch wide doors. Bathrooms are small with limited manoeuvrability and contain toilet, sink and step up and in electric shower with an approx 4 inch step. Access to the bathroom in Ennerdale is made more difficult due to the bed being unavoidably situated close to the entrance. Extractor fans are fitted with switches located 77 inches above floor height. Floors are carpeted and lighting is relatively subdued.

The bathroom in the ground floor apartment is accessed via a 26 inch doorway. The bathroom is bigger than upstairs, but still relatively small, with limited manoeuvrability and contains a toilet, sink and step up and in gravity feed shower with an approx 4 inch step. A ceiling mounted pull cord towel heater is also fitted. The floor is laminated and lighting is bright.

The bathroom in the second floor apartment is accessed via a 26 inch doorway. The bathroom is small with limited manoeuvrability and contains a toilet, sink and step up and in electric shower with an approx 4 inch step. A wall mounted fan heater and pull cord extractor fan are also fitted. The floor is laminated and lighting is bright.

No provision for accessibility has been made in any of the above bathrooms.

Self Catering Kitchens

The kitchen in the ground floor apartment is newly renovated and of reasonable size allowing manoeuvrability. The kitchen is equipped with: stainless steel sink & taps, cooker with oven, hobs & grill (and extractor fan), microwave, kettle, toaster and fridge with small freezer compartment. Storage space is located at ground floor level and in cupboards 58 inches above the ground. Fire blankets are provided. The floor is laminated. A dining table and chairs are also available in the kitchen. Lighting is bright.

The kitchen in the second floor apartment is newly renovated but extremely small with limited manoeuvrability. The kitchen is equipped with: stainless steel sink & taps, cooker with oven, hobs & grill (and extractor fan), microwave (located at 58 inches above the ground), kettle, toaster and fridge with small freezer compartment. Storage space is located at ground floor level and in cupboards 58 inches above the ground. Fire blankets are provided. The floor is laminated. Lighting is bright.

No provision for accessibility has been made in any of the above kitchens.

Grounds & Gardens

The guesthouse has a low walled front garden accessible for guests. The surface is rough concrete tiled throughout. A bench is provided by walking up 2 x 4 inch high steps. Plant pots of various heights are situated around the garden and could cause additional hazard. There is no dedicated outside lighting.

The self catering apartments do not have a garden.

Additional Information

  • Evacuation procedures are detailed in all rooms in the guesthouse and in each self catering apartment. Action in the event of a fire and fire assembly points are also highlighted.
  • Animals are permitted in the ground floor apartment by arrangement; service dogs are permitted in the upstairs apartment too.
  • Smoking is prohibited in the guesthouse and the self catering apartments.
  • Mobile phone networks are available but can be patchy in the self catering apartments.
  • Emergency call out procedures are in place with the live in owners.

Future Plans

There are currently no plans to implement additional accessibility work in the future.

Headings and navigation

HTML heading tags are used to convey document structure. H1 tags for main titles, H2 tags for subtitles, etc.

All navigation menus are HTML lists. This ensures that they can be skipped easily.

Images

All images include an alt tag. Where an image is purely decorative the alt tag is set to null to allow easy reading of the site by all users.

Colours

To ensure that our site is clear and easy to read. We have chosen font and background colours which contrast significantly.

If you wish to override the site's colours, you can change your browser settings to suit your own requirements.

Stylesheets

Cascading style sheets are used for all visual layout. If your browser does not support stylesheets, the content of each page will still be readable and clearly structured.

To apply your own stylesheet using Internet Explorer:

  • select Tools, then Internet Options, then Accessibility,
  • next click on any or all 3 checkboxes to ignore colours, font styles or font sizes,

Tables

Most data tables have header cells, to allow screen readers to understand them. Table summaries and captions are also used where appropriate.

Tables used for layout use none of the above attributes to ensure that they are not confused with data tables.

Forms

To ensure easy navigation, all forms fields follow a logical tab sequence. They also have 'label' and 'id' attributes to make the process of filling them in as easy as possible.

All text links have been written clearly to identify where they go. Links which open in a new window are labelled "This link will open in a new window". If you do not have JavaScript enabled, the information will be displayed in the same window - use the back button on your browser to return to this website.

Where appropriate, abbreviations and acronyms have been given a full textual explanation.
